An outstanding, 774-acre sporting estate, which hosts one of the top high pheasant shoots in Wales, has been put up for sale with regional agents Halls.

Llechweddygarth, Llangynog, near Oswestry is expected tosell for more than £4million. It comprises an impressive Grade II listed, nine bedroomed hall overlooking the Tanat Valley, stone outbuildings including shoot rooms, five detached cottages on assured shorthold tenancies and traditional farm buildings with conversion potential.

The land includes 226 acres of lowland pasture, 441 acres of hill grazing and sheep walks and 120 acres of woodland, including two ancient woodland sites. The asking price is available to prospective buyers on application to Halls.

The estate also holds registered sporting rights over an additional 3,000 acres, which creates great potential for further extension and development of the shoot. The sporting rights are currently let to Robert Bennett Jones.

Situated in an idyllic location close to the village of Llangynog, Llechweddygarth is 12 miles from the nearest towns of Llanfyllin and Bala, 21 miles from Oswestry and Welshpool and close to Lakes Bala and Vyrnwy. The area is renowned for hill walking, hiking, pony trekking and fishing.

The hall occupies a magical, elevated position accessed by a mile-long tarmacadam drive and overlooks hill ranges in a secluded valley at the end of which is the historic 12th century church of St Melangell.

Dating to the 16th century, the hall has been enlarged over the centuries, including in 1907 by famous architect Clough Williams-Ellis, creator of the Italianate village of Portmeirion.

The hall’s ground floor has an entrance hall and dining room each with inglenook fireplaces, an impressive conservatory, sitting room, drawing room with Williams-Elis oak framed glazed doors, kitchen and breakfast room with a four oven Aga and slate flagstones, study, cellar, rear entrance lobby, pantry, cloakroom and two wcs.

On the first floor, there is a master bedroom with an en-suite dressing room and bathroom, five further bedrooms, bathroom, linen room and a store cupboard. The second floor has three further bedrooms, a bathroom and two attic rooms, which are suitable for conversion to bedrooms.
